1. Period of Let
The cottages are let for holiday purposes, on a weekly basis between arrival Saturday at 3.30 pm and departure the following Saturday at 10.00 am. The number of persons occupying the cottage must not exceed the number for which the cottage has been let.
2. Booking and Payment
The Booking Form must be accompanied by your Initial Payment for each week booked. The Initial Payment required for each week is shown beneath the Holiday Rental price overleaf. Please note that this Initial Payment is non-returnable.
Following confirmation by us of your booking, you become liable for the full balance of the Holiday Rental, and the Fuel/Damages deposit, not later than 56 days prior to your holiday, failing which, we reserve the right to retain the Initial Payment and to invoice you for the Holiday Rental balance if we are unable to re-let the cottage.
When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.
We advise you take out Insurance as Holiday Rental sums paid are non-returnable in the event of you being unable for whatever reason to take your holiday.
3. Fuel/Damages Deposit
On payment of the Holiday Rental balance, you must include a Fuel/Damages deposit of £100 for each week booked. This sum will be returned at the end of your holiday, less the following deductions:
A) The cost of electricity used as recorded by the Hydro Board meters and oil used.
b) Any expenses incurred by your failure to leave the Cottage in a clean and reasonable condition.
c) The cost of replacing any items broken or damaged during your holiday. Please note that any damages in excess of your £100 deposit will be invoiced to you at cost.
4. Cleaning and Linen
The cottage will have been cleaned and checked prior to your arrival but it is your responsibility to leave the cottage in a clean and undamaged condition on your departure. We expect guests with pets to take particular care in this respect. We charge £30 per dog on booking which is a returnable ‘ Good Dog’ damage surcharge.
Please notify us immediately of any items damaged or found to be faulty during your stay so as to enable us to rectify any problems prior to the arrival of our next holidaymaker.
We provide all bedding, duvets etc. with freshly washed covers, pillow cases and bottom sheets. Also towels, bath mats, and tea towels.
We strongly recommend that you take out holiday insurance to cover the loss or damage to personal effects and the cost of cancellation as all Holiday rental sums paid are non-returnable. In the event of an unprecedented event occurring and The Highland Council, Scottish or UK governments advising us that holiday letting should cease in the Durness area and we cannot fill our obligations for your booking, we cannot be held liable for the repayment of any deposits or final balances being returned to your.
Our cottages are fully insured but we can in no circumstances be held liable for any loss or damage to holiday makers property, or any injury caused through the holidaymakers personal negligence.
6. Exceptional Weather Conditions
During, or as a result of exceptional weather or similar conditions, we cannot be held responsible for the failure of essential services such as heating, electricity and water supply. However, in such circumstances, we will do everything possible to minimise any inconvenience caused.
7. Right of Entry
We reserve the right of entry to the cottage for ourselves or our agents at any time.
